A funny thing happened last Sunday morning. After a bit of a lie-in, there I was feeding the chickens in my PJs and my wife Charlotte called me from the window (as she does) saying there was a man at the door. Odd - Sunday morning? Odder still was that he was holding an umbrella despite the beautiful autumn sunshine. He introduced himself as David Smith, Marketing Director of Martyn Gerrard Estates in North London about 120 miles away (remember that Portas woman?) David had come personally to deliver one of his promotional umbrellas following my presentation at the Innovative Property Show at Wembley last Thursday when I happened to mention that I have a collection of estate agency umbrellas received from various clients. (By the way I can now claim that I have commanded "standing room only" at Wembley Stadium!! Cool!) David happened to be in the area and decided to make an impact. He certainly did. This reminded me of something I have been preaching for years - that it is more important to market your agency than it is to market the properties you are selling. We should always be on the lookout for memorable marketing initiatives - no matter how insignificant they might appear at the time. If the other agents aren't doing so then all the more reason why you should. I'd even go so far as to suggest that if you didn't get that instruction - then your MARKETING was wrong! Speaking of which, price-cutting is a poor substitute for good marketing. Yet I see too many (good) agents who compromise themselves and their profits by crumbling at the knees and giving in on fees without a hint of a fight. Wimps! But don't worry - I can cure you of this blight!
