Simple but brilliant way to generate instructions

Following on from the previous RAT about gaining instructions that other agents had neglected, a client shared a great example of a superb idea that you could do today and it WILL attract instructions for you. My client was disappointed to have lost out to another agent who got a particular instruction. However, ever the passionate customer-service-oriented innovator, Nicholas was not going to let this one go. The opportunity came when the other agent used a rather miserable photo of the house in their ads. It was a sunny day so Nicholas grabbed his camera and took a beautiful picture of the property and sent it to the vendor with a note suggesting that their agent might like to use a better photo with his compliments! Not only did the client fire their agent and switch to Nicholas, but they agreed to a £45,000 price reduction and DOUBLE the fees they had agreed with their first agent!
